Before you sue: three things every Small Claims plaintiff should do first

You are owed money and you are done waiting. Before you file, take one afternoon to do the following — it changes outcomes more than anything that happens in the courtroom.

Confirm the limitation period. Two years, in most cases, from when you knew.
Send a real demand letter. Dated, on letterhead, with a deadline. It settles more claims than trials do.
Ask the uncomfortable question: can this person pay? A judgment is only worth what you can collect.

The N4 that gets thrown out: arrears notices, and the mistake on both sides

An N4 is the notice a landlord serves for non-payment of rent. It is also the most frequently defective document at the LTB. This issue walks through the two errors that sink landlords — the wrong termination date and a wrong arrears figure — and the one that sinks tenants: ignoring it because "it's just a notice."
